Tiling in Manly and the Southern Beaches: The Local Issues

Manly, Freshwater and Curl Curl sit on the southern end of the Northern Beaches, right on the ocean, and two things define tiling here: salt and sand.
These are dense beachside suburbs with a lot of apartments and units close to the water, built on deep coastal sand profiles with high water tables.
The salt off the open ocean works away at grout, fixings and waterproofing far faster than it does inland, and the sand and water table mean substrates need proper preparation.
A generic page that just swaps a suburb name in cannot tell you that a Manly beachside unit faces conditions a suburb a few kilometres inland never sees.

Balcony and Outdoor Tiling Built for Salt

The balcony is where most beachside tiling goes wrong, because standard materials do not last this close to the surf.
We use epoxy grouts that resist salt and water rather than cement grout, choose adhesives rated for the exposure, and seal natural stone against salt attack and staining.
Before tiling any balcony or terrace we lay an external membrane to AS 4654, establish correct falls to drainage and make sure the outlets carry water away.
On an apartment balcony over another unit, getting this right matters, because a salt-degraded balcony leak quickly becomes the neighbour’s problem.

Apartment and Strata Tiling

A large part of the work in Manly is apartments.
The unit bathroom is a tight, fully tiled wet area on a concrete slab, where a waterproofing failure tracks straight into the unit below.
We strip back, confirm the substrate, build the falls so water runs to the waste, and lay a continuous membrane to AS 3740 across the floor, up the shower walls and over hobs.
Salt also degrades older balcony membranes faster here, so balcony and bathroom remediation is common, and we establish where water is getting in, carry out compliant remedial work, and coordinate with the owners corporation and building access.

Floor, Kitchen and Repair Work

For houses and units we lay floor and wall tiling, preparing the coastal sand substrates properly, and kitchen splashbacks cut neatly around fixtures and cabinetry.
For repairs, cracked or drummy tiles, salt-eaten grout and leaking showers and balconies can often be sorted without redoing a whole room, and near the beach we are often called to a balcony or wet area where salt has got into the grout and waterproofing.

Who pays for balcony waterproofing in a strata building? It depends on the strata plan and by-laws. The membrane is often common property while surface tiles can be the lot owner’s, so a leak investigation to establish the source is the sensible first step.

Can you fix a leaking shower or balcony without removing all the tiles? Sometimes. If the membrane is sound and the issue is failed grout or silicone, we can re-grout and reseal. If the waterproofing has failed, which salt brings on faster here, the tiles need to come up to redo it properly.
