Tiler Liverpool

At Leerberg Tiling we specialise in the areas of bathroom tiling, floor and wall tiling, apartment and strata tiling, kitchen splashbacks, tile repairs and licensed waterproofing across Liverpool and the surrounding south-west. The same team handles your job from the first measure through to the final grout line.

We tile right across the west and south-west. See our page on tiling across Western Sydney for nearby suburbs, or visit the Leerberg Tiling home page for everything we do.

Tiling in Liverpool: The Local Issues

  • Liverpool is not just another western suburb, and its tiling work reflects a place with more history and more going on than almost anywhere around it.
  • This was Australia’s first free planned town, laid out by Governor Macquarie in 1810, the fourth oldest town in the country, and its centre still holds that inheritance, from Greenway’s St Luke’s church to the old Greenway-designed hospital.
  • Around that historic grid, modern Liverpool is being built upward and outward at the same time: apartment towers rising through the city centre and hospital precinct, and whole new estates filling the growth corridor on the western edge around Austral, Leppington, Middleton Grange and Edmondson Park.
  • Under all of it, the ground tells its own story. Liverpool sits where the Georges River becomes tidal, at the old weir, and the flats along the river at Moorebank, Chipping Norton and Warwick Farm are deep alluvial ground, the same soft river soils that once grew the district’s market gardens and were later mined for sand so heavily the pits became the Chipping Norton Lakes.
  • Away from the river, the suburbs sit on the reactive Cumberland Plain clay of the south-west, with salt-affected ground in parts. River flats, reactive clay, towers and brand-new slabs: a generic page that swaps a suburb name in cannot speak to any of that, and each one changes how a floor or a wet area should be built.

Apartment and Strata Tiling

  • Central Liverpool’s towers generate a steady share of our work.
  • The unit bathroom is a tight, fully tiled wet area on a concrete slab, where a waterproofing failure tracks straight into the unit below, so we strip back, confirm the substrate, build the falls so water runs to the waste, and lay a continuous membrane to AS 3740 across the floor, up the shower walls and over hobs before any tile goes on.
  • Balcony and bathroom leaks are among the most common and most disputed strata maintenance issues, so we establish where the water is actually getting in, then carry out compliant remedial waterproofing and retiling, working in with the owners corporation, strata manager and building access.

Floor Tiling Over Clay and River Flats

  • Floors around Liverpool sit on two very different kinds of ground. Away from the river, the reactive clay swells and shrinks with the seasons, enough to crack tiles laid straight onto a moving slab, so we install crack isolation and uncoupling membranes, set proper expansion and movement joints, and check and re-screed levels before laying.
  • On the river flats toward Moorebank, Chipping Norton and Warwick Farm, the ground is deep alluvium, softer and more variable, and in places affected by past filling and flooding, so we assess what is actually under the floor before laying rather than assuming.
  • Large format tiles show any dip or movement, so the preparation underneath them is what makes them last.
  • Where a floor has already cracked, we look at what the slab is doing before relaying rather than just covering it over.

Bathroom Tiling and Waterproofing

  • Bathrooms across Liverpool range from original wet areas in the older homes around the historic centre and the post-war streets, through to unit bathrooms in the towers and brand-new ensuites in the estates.
  • In every case we confirm the substrate is sound, build the falls so water drains to the waste, and lay a continuous membrane to AS 3740 before any tile is set.
  • Failed or absent waterproofing under earlier renovations is the most common problem we find in the older stock, and it is the first thing we put right.

New Builds on the Growth Corridor

  • Liverpool’s western edge is one of Sydney’s biggest new-build fronts, with estates filling Austral, Leppington, Middleton Grange and Edmondson Park.
  • Much of our work out here is first tiling in new homes: tiling to fresh engineered slabs designed for the reactive clay, coordinating with builders and other trades on the build timeline, and setting out large format floors so they sit flat across open-plan living areas.
  • Even a brand-new slab gets its levels checked and its substrate prepared, because the floors and wet areas of a new home should start their life done properly.

Tile Repairs

  • Cracked or drummy tiles, failing grout and leaking showers and balconies can often be repaired without redoing a whole room.
  • We replace damaged tiles to match as closely as we can, renew grout and reseal so the surface stays watertight.
  • Given the clay movement and the variable river-flat ground here, cracked floor tiles are a common callout, and we check what the substrate is doing before relaying

Strata and Apartment Tiling

  • A large part of Mosman is strata, from period blocks to modern apartments around Military Road, Spit Junction and the Balmoral slopes.
  • Balcony and bathroom leaks are one of the most common and most disputed strata maintenance issues in NSW, so we begin with a proper investigation to establish where the water is coming from and whether it’s a common property membrane issue or a lot owner finish.
  • We then carry out compliant remedial waterproofing and retiling, working in with the owners corporation, strata manager and building access requirements, and keep the site clean and protected throughout.

Tile Repairs

  • Not every job needs a full renovation.
  • We offer cracked tile replacement, regrouting and resealing, fixing loose or drummy tiles, leaking shower and balcony repairs, and tile matching where originals have been discontinued, which comes up often in older and heritage homes.
  • We assess the damage and advise whether repair or replacement is the better option, and can often patch without retiling the whole area.

Recent Liverpool Projects

  • Recent work in the area includes re-waterproofing and retiling a unit bathroom in a Liverpool tower where a leak was tracking below,
  • Relaying a cracked floor in a home near the river flats using a crack isolation membrane after checking the slab, and tiling the bathrooms and floors through a new build in an Austral estate.
  • All work is completed by our own licensed tradesmen, not subcontractors.

Frequently Asked Questions

Why do tiled floors crack in Liverpool?

Most of the area sits on reactive Cumberland Plain clay that swells and shrinks with the seasons, and the flats along the Georges River are deep, variable alluvial ground. Both can move tiles laid straight onto the slab, so we use crack isolation membranes and movement joints, and check the substrate before relaying.

Do you do apartment and strata tiling in Liverpool?

Yes, the towers of central Liverpool are a steady part of our work. We tile unit bathrooms and balconies and carry out compliant strata remediation, working in with owners corporations and building access.

Do you tile new builds in Austral and Leppington?

Yes, a lot of our south-west work is first tiling in new estate homes, tiling to fresh engineered slabs and coordinating with the builder on the timeline.

Do you remove the old tiles?

Yes, demolition and removal of old tiles is part of the job where a wet area or floor is being redone.
