Tiling in Lane Cove and Northbridge: The Local Issues

  • This pocket of the Lower North Shore is defined by the bushland sandstone valleys that run down to the Lane Cove River and the harbour, and that terrain shapes nearly every tiling job here.
  • Lane Cove, Northbridge and Greenwich sit on Hawkesbury sandstone, with homes built on steep, rocky valley sides above the river and the national park.
  • Many properties are perched on sharp slopes, sitting on or against sandstone outcrop and rock shelf, stepping down the hillside across multiple levels.
  • A page that just swaps a suburb name in cannot tell you that the ground under a Northbridge home on the valley edge behaves nothing like a flat block elsewhere in Sydney.
  • Sandstone is a stable base, which beats reactive clay, but the steep sites bring their own demands.
  • Floors run across changing levels, decks and terraces are frequently elevated high above the slope or over rooms below, and homes back onto bushland and moisture-holding gullies.
  • We tile with the slope, the rock and the exposure in mind.

Floor Tiling on Steep and Split-Level Sites

  • Homes on these valley sides are rarely on one flat plane.
  • Built into and across the sandstone slope, they step down toward the water with level changes between rooms and half-levels throughout.
  • We set floors out carefully across those changes, check levels across each plane, and re-screed where needed so large format tiles sit flat and lippage-free rather than following a floor that was never true.
  • On suspended floors and over sandstone substrates the preparation differs again, and we assess each one before laying.
  • The result reads as one considered surface even where the house steps down the hillside.

Elevated Decks, Terraces and Balconies

  • The big outdoor feature of homes here is the elevated deck or terrace that takes in the bushland or water view, and these are exactly where waterproofing has to be right.
  • Elevated terraces over living space need an external membrane to AS 4654, sound falls to drainage and slip resistant tiles, because water that pools or gets under the tiles ends up in the rooms below.
  • On sites that back onto bush and damp gullies we choose adhesives and grouts suited to that exposure, and lay falls that carry water away from the building rather than back toward it.

Bathroom Tiling and Waterproofing

  • Bathrooms across Lane Cove, Northbridge and Greenwich range from original wet areas in older homes through to renovations in homes that have been extended down the slope.
  • Before any tile is laid we confirm the substrate is sound, build the falls so water runs to the waste, and lay a continuous membrane to AS 3740 across the floor, up the shower walls and over hobs.
  • On a stepped or split-level home an upper-level wet area leak tracks straight down, so the waterproofing is the part we never rush.

Kitchen and Splashback Tiling

  • Kitchen splashback tiling across the area covers subway tiles, herringbone, stone and custom layouts, cut neatly around power points, fixtures and cabinetry.
  • Many of these kitchens are part of a wider renovation that opens the rear of the home to the bush or water outlook, and we coordinate with builders and cabinetmakers where the floor and splashback timing matters.

Tile Repairs

  • Cracked or drummy tiles, failing grout, tired joints and leaking showers can often be repaired without redoing a whole room.
  • We replace damaged tiles to match as closely as we can, renew grout and reseal so the surface stays watertight.
  • On older homes we also get called to sort out previous waterproofing that has let go on an elevated deck or bathroom, and we assess whether a repair will hold or whether the area needs stripping and redoing.

Recent Lane Cove and Northbridge Projects

  • Recent work in the area includes retiling a split-level living floor that stepped down a sandstone slope toward the river, re-waterproofing and retiling an elevated deck over living space on a steep Northbridge block, and re-waterproofing a leaking upper-level bathroom in a Greenwich home.
  • All work is completed by our own licensed tradesmen, not subcontractors.

Frequently Asked Questions

Why are homes here so often split-level or stepped? Lane Cove, Northbridge and Greenwich are built on steep sandstone valley sides running down to the river, so homes step down across multiple levels. We set out and re-screed across those level changes so tiles sit flat.

Do you tile elevated decks and terraces over rooms? Yes. These need an external membrane to AS 4654, correct falls and drainage, and slip resistant tiles, which we install so water runs away rather than into the room below.

Does backing onto bushland affect the tiling? On sites near damp gullies and bush, moisture exposure matters, so we choose adhesives and grouts suited to it and get the falls and drainage right on outdoor areas.

Can you fix a leaking shower without removing all the tiles? Sometimes. If the membrane is still sound and the issue is failed grout or silicone, we can re-grout and reseal. If the waterproofing has failed, the tiles need to come up to redo it properly.
