Tiling in Balmain: The Local Issues

  • Balmain sits on a sandstone peninsula that falls away to the harbour on three sides, and that single fact changes nearly every tiling job around here.
  • Where the inland Inner West suburbs sit on shale and reactive clay, Balmain, Birchgrove and Rozelle are built on Hawkesbury sandstone with steep falls down to Iron Cove, White Bay and the working harbour.
  • Homes are stacked across multiple levels into the rock, with suspended floors, split levels between rooms and courtyards cut into or built over sandstone.
  • A page that just swaps a suburb name in cannot tell you that the ground under a Balmain terrace behaves nothing like the ground under a Marrickville cottage.
  • The sandstone is a stable base, which is good news compared to reactive clay, but it brings its own demands.
  • Floors run across changing levels, balconies and terraces are often elevated over rooms or over the slope below, and waterfront and near-water properties cop salt air and moisture that work away at grout and waterproofing over time.
  • We tile with all of that in mind.

Floor Tiling on Sloping and Split-Level Homes

  • Balmain homes are rarely on one flat plane.
  • Built into the sandstone slope, they step down toward the water with level changes between rooms and half-levels throughout.
  • We set out floors carefully across those changes, check levels across each plane, and re-screed where needed so large format tiles sit flat and lippage-free rather than following a floor that was never true.
  • On suspended floors and over sandstone substrates the preparation differs again, and we assess each one before laying.
  • Done properly the floor reads as one considered surface even where the house steps down the hill.

Bathroom Tiling and Waterproofing

  • Many Balmain bathrooms sit in old workers’ terraces and cottages where the wet areas have been redone more than once over the decades, often on upper levels above living rooms.
  • That makes waterproofing critical, because a failure on an upper floor tracks straight down into the room below.
  • We strip back, confirm the substrate is sound, build the falls so water runs to the waste, and lay a continuous membrane to AS 3740 across the floor, up the shower walls and over hobs before any tile goes on.
  • The team have tiled tight terrace ensuites and larger renovated bathrooms across Balmain, Birchgrove and Rozelle.

Terraces, Courtyards and Elevated Balconies

  • Outdoor areas on the peninsula are often elevated, cut into rock, or sitting over habitable space, and they face weather off the harbour.
  • Balconies and terraces over rooms need external membranes to AS 4654, sound falls to drainage and slip resistant tiles, because water that pools or gets under the tiles ends up inside.
  • On near-water properties we use epoxy grouts and adhesives that stand up to salt and moisture rather than standard cement grout that breaks down faster in that environment.
  • Courtyards built over or against sandstone get the drainage detailing they need so water runs away from the building.

Kitchen and Splashback Tiling

  • Kitchen splashback tiling in Balmain covers subway tiles, herringbone, stone and custom layouts, cut precisely around power points and cabinetry.
  • Many peninsula kitchens are part of a wider renovation that opens the rear of a terrace to the light and the view, and we coordinate with builders and cabinetmakers where the floor and splashback timing matters.

Tile Repairs

  • Cracked or drummy tiles, failing grout, tired joints and leaking showers can often be repaired without redoing a whole room.
  • We replace damaged tiles to match as closely as we can, renew grout and reseal so the surface stays watertight.
  • On older peninsula terraces we also get called to sort out previous waterproofing that has let go, and we assess whether a repair will hold or whether the area needs stripping and redoing.

Recent Balmain Projects

  • Recent work around the peninsula includes retiling a split-level living floor that stepped down toward the water, where the original tiles had been laid over an uneven substrate, re-waterproofing and tiling an upper-level bathroom in a Balmain terrace where a leak was tracking into the room below, and laying slip resistant tiles on an elevated harbour-side terrace with new falls and drainage.
  • All work is completed by our own licensed tradesmen, not subcontractors.

Areas We Service

  • Leerberg Tiling service Balmain, Balmain East, Birchgrove, Rozelle, Lilyfield and the surrounding Inner West and peninsula.

Frequently Asked Questions

Why are Balmain floors so often uneven or split-level? Balmain is built on a sandstone slope down to the harbour, so homes step down across multiple levels with changes between rooms. We set out and re-screed across those level changes so the tiles sit flat rather than following an out-of-true floor.

Do you tile elevated balconies and terraces over rooms? Yes. These need an external waterproofing membrane to AS 4654, correct falls and drainage, and slip resistant tiles, which we install so water runs away rather than into the room below.

Does being near the harbour affect the tiling? On near-water properties salt air and moisture break down standard grout faster, so we use epoxy grouts and suitable adhesives on exposed and outdoor areas.

Can you fix a leaking shower without removing all the tiles? Sometimes. If the membrane is still sound and the issue is failed grout or silicone, we can re-grout and reseal. If the waterproofing has failed, the tiles need to come up to redo it properly.

Do you remove the old tiles? Yes, demolition and removal of old tiles is part of the job where a wet area or floor is being redone.
